Daniel Fisher is a principal and Broker-in-Charge at Fisher Herman Realty. He offers service backed by over two decades of diverse experience in Real Estate Investment and Development, Urban Design, Contracting and Project/Construction Management.
As President & Chief Operating Officer of a Charlotte, NC real estate investment and development firm, Mr. Fisher, was responsible for creating and managing $28 million pipeline by growing from three to sixteen subdivisions and two commercial properties. He identified market responsive project locations and product types, and selected, acquired, rezoned and entitled real property, procured financing, leased and sold homes and formed and managed owners associations. He worked with Company accountants to document basis and generate quarterly profit and loss statements, financial statements, and tax returns.
Mr. Fisher has extensive experience with many types of commercial and private financing. He has prepared financial pro forma for commercial lenders, negotiated commercial loan terms, raised private equity, structured joint venture partnership agreements with community based non-profit entities, and secured state and local grants and loans in connection with successful applications for Low Income Housing and Historic Tax Credits for projects throughout the eastern United States. As a Real Estate Investment Manager he conducted due diligence and analyzed cash flows, tax consequences, and investor returns for multi-layered Tax Credit and tax exempt bond financing packages to assist in closing of $50 million of commercial paper to Tax Credit investors.
Mr. Fisher has personally managed numerous residential rental properties including contracting for rehabilitation and repairs, negotiating lease terms, collecting rents, writing lease and sale contracts, and completing disposition of the properties. He has formed and managed non-profit Homeowners Associations and wrote and recorded restrictive covenants and amendments with corporate attorneys, provided architectural review, and managed collections for several hundred homes. Mr. Fisher has directed title investigations, cleared title problems through the courts, procured title insurance, and managed compliance with the escrow terms. He also hired and directed consultants to complete the entitlements process including the completion of: boundary, wetland and topographic surveys; subsurface investigations; Phase I Environmental reviews; wetland delineations; and subdivision engineering leading to approvals by The City of Charlotte, NCDOT, NC Division of Water Quality and US Army Corps of Engineers. Mr. Fisher personally re-zoned property and managed the rezoning of property through the use of consultants.
Through experiences as a Senior Landscape Architect, Urban/Land Planner and Intern Architect, Mr. Fisher has developed a working understanding of development strategies and methodologies that add value to real estate investments. His planning, land use and design experience includes: downtown and shopping center renovation, streetscape design, business park planning, subdivision planning, and multifamily and single family residential design. He has also managed public park, ball- field and golf course design projects as well as municipal wetlands restoration & expansion. He is familiar with the preparation of plans, details and written specifications and has handled code compliance, environmental issues, and ADA accessibility. He is comfortable conducting public meetings and, in employment situations and as a University Lecturer, he has prepared coursework and educational materials, lectured, directed, trained and evaluated students, technical staff and junior professionals.
As a Chief Estimator and Construction Manager, Mr. Fisher managed the construction of diverse commercial, municipal, and multi-family projects including marinas, municipal parks, roadways, apartments, rooftop plaza gardens. He has written construction management estimating and bidding procedure manuals and implemented company-wide guidelines for contract compliance and quality control. In administering the bidding process, Mr. Fisher prepared project budgets and schedules, assembled subcontractor teams, and complied with material submittals, bonding and value engineering proposal requirements. In construction, he negotiated contracts, procured permits, prepared draw requests, change orders, liens and releases to facilitate completion of construction in accordance with contractual obligations, entitlements and permits and within the constraints of schedules and budgets.
Mr. Fisher holds both a Master of City and Regional Planning with a Business Management and Finance Emphasis and a Bachelor of Science in Landscape Architecture. He is a Licensed Real Estate Broker, Landscape Architect and Contractor. This familiarity with and working knowledge of architecture, design, local codes, very large and complex real estate transactions and financing strategies allow Mr. Fisher to be a tough negotiator for his clients and to bring creativity to both simple and difficult residential and commercial real estate transactions to close smoothly.
